Genie Weather Seal Replacement: The Los Angeles Owner’s Guide
We replace Genie garage door weather seals throughout Los Angeles, typically for $95 to $185 installed, and we carry the most common Genie-compatible seals on our trucks so most jobs are done in one visit. You’ll know yours has failed when you can see daylight sneaking under the door, feel a draft in the garage, or find leaves and dust collecting near the door’s bottom edge after a Santa Ana wind pushes through. In older LA homes near the coast, salt air eats away at rubber seals faster than the inland heat ever will; in the Valley, it’s the dry heat that cracks the rubber until it splits.
Which Genie Models This Applies To
Genie has used a few different bottom-seal profiles over the years, and the wrong one will either fall out of the channel or bind against the floor. Most Genie residential doors built in the last 20 years use a T-style or bead-style bottom weather seal that slides into a metal retainer channel at the bottom of the door panel. Some older Genie models, especially doors paired with Genie’s earlier chain-drive opener lines, use a U-shaped astragal that wraps around the panel instead of sliding into a channel. The quickest way to identify what you have is to look at the end of the seal: if it looks like a T, it uses a T-channel; if the rubber wraps around an aluminum extrusion, it’s a U-style setup. For the OEM-versus-aftermarket decision, we’ve found that high-quality aftermarket seals made from EPDM rubber last longer in Los Angeles than the original PVC seals Genie ships on some budget lines. EPDM handles heat and UV exposure without getting brittle the way PVC does after three or four summers in direct San Fernando Valley sun. We stock both OEM and top-tier aftermarket options and will show you the difference before we install.
Signs Your Genie Weather Seal Replacement Is Failing
- Visible light under the door. When the door is closed and you can see a sliver of daylight along the bottom, the seal has compressed or cracked past the point of doing its job. That gap is also wide enough for roaches, scorpions, and other Los Angeles garage regulars to walk right in.
- A draft or temperature change near the floor. Garages attached to the house pull in outside air through a failed seal, which means your water heater and any ductwork in the garage are working harder. In January, that’s a cold, damp feeling along the bottom edge; in July, it’s heat radiating off the slab.
- Water stains or debris after rain. Los Angeles may not get much rain, but when it comes, it comes hard. A failed weather seal lets runoff pool under the door, leaving water marks on the concrete and wet leaves stuck to the bottom panel.
- Visible cracks, chips, or flat spots in the rubber. Run your hand along the seal with the door partway up. If it feels hard rather than slightly springy, the rubber has lost its flexibility and will start flaking off in chunks soon.
- Higher energy bills or a garage that smells musty. A failed seal is one of the most overlooked reasons LA garages stay damp. That musty smell and the extra strain on any garage heater or cooler are both signs the seal stopped sealing.
Replacement Cost & What’s Included
In Los Angeles, a Genie weather seal replacement installed by a professional runs $95 to $185 for the standard residential doors we see across the city. The lower end covers a straightforward T-style seal on a single door with no damage to the retainer channel; the higher end includes doors with damaged or corroded retainers that need replacing, double-wide doors that use more material, or specialty seals ordered for discontinued Genie models. The written price we hand you before work starts includes the seal itself, removal of the old one, channel cleanup, installation, and haul-away of the old rubber. That’s what you pay, no added trip fees or surprise line items after we start. Every weather seal replacement is covered under our 365-Day Done Right Promise: if it fails within a year, we return and make it right at no charge. That’s in writing, not hidden in fine print.
DIY or Call Us?
Replacing a weather seal sounds simple, and on a clean T-style channel with a fresh seal cut to length, it often is. The places DIY goes sideways: the old seal has glued itself into the channel and has to be scraped out without gouging the aluminum, the retainer is bent from years of contact with a sloped driveway, or you order the wrong profile and end up with a seal that falls out on the first up-down cycle. Weather seals are not a high-tension safety risk like springs or cables, so if you’re set on doing it yourself, we will not talk you out of it. But if the channel is damaged, the seal is stuck, or you’d rather not spend a Saturday under your door in the Los Angeles heat, call us at (512) 883-4374 for a written quote.
FAQs
A quality EPDM seal typically lasts 4 to 7 years in Los Angeles, though coastal areas with salt air and inland areas with extreme summer heat can cut that to 3 to 5 years. PVC seals, which some Genie doors ship with, often fail in 2 to 4 years here. Call (512) 883-4374 for an exact quote; estimates are free.
Not meaningfully. Once rubber has cracked, flattened, or lost its flexibility, patching creates weak spots that split within months. Replacement is a cleaner, cheaper long-term fix than repeated stopgap repairs.
For a standard single-door Genie weather seal with no retainer damage, the swap takes 30 to 60 minutes from arrival to cleanup. If the channel needs replacement, add another 30 minutes or so. Most jobs are done the same day we show up.
Yes. We carry the most common Genie T-style and bead-style seals in multiple thicknesses, plus EPDM aftermarket upgrades that outlast the original PVC. For discontinued or uncommon Genie models, we order the exact match and schedule a return visit. We also stock parts for LiftMaster and Chamberlain doors. Call (512) 883-4374 and tell us what you’ve got; we’ll tell you if we can handle it same day.
