Amarr Weather Seal Replacement: The Los Angeles Owner’s Guide
Quick answer: We stock Amarr-compatible weather seal replacement strips and boots on our trucks, and most Los Angeles homeowners pay between $95 and $185 installed depending on the length, style, and condition of the retainer. Same-day service is available across most of the LA Basin.
Here’s how you probably found us: you walked into your garage after a rainstorm and the floor was wet. Or you noticed daylight peeking under the door. Or a lizard, roach, or field mouse made itself at home in your garage (in Los Angeles, that’s not a rare occurrence). The rubber strip at the bottom of your Amarr door is called a weather seal, and in this climate, it fails in predictable ways. The sun bakes it. The asphalt-crowned floors of older LA garages scrape it. Time flattens it. When it stops making contact with the concrete, your garage turns into a wind tunnel for dust from the 10, leaves from your neighbor’s ficus, and every bug in the zip code.
Which Amarr Models This Applies To
Amarr uses two main bottom seal systems. The older and most common is the T-style astragal – a rubber strip with a T-shaped bead that slides into an aluminum or steel retainer channel screwed to the bottom of the door. If you kneel down and look at the bottom panel, you’ll see either a metal track holding the rubber, or the rubber sliding directly into slots cut into the steel panel itself. Newer Amarr Lincoln and Classica lines (roughly 2015 and later) often use a bead-style or bulb seal that presses into a formed channel without a separate metal retainer. Both are replaceable in under an hour by someone who knows which profile fits which series.
Here’s the compatibility gotcha: Amarr changed the channel width on certain entry-level steel doors around 2018. If you buy a universal T-style seal from a big-box store without measuring your retainer’s inside channel width (usually 3/16 inch vs 1/4 inch), the seal either binds when you pull it through, or it falls out the first time the door hits a rut in the driveway. We match the seal to the door, not the door to whatever’s on the retail rack.
OEM Amarr seals are good rubber. We also carry a quality aftermarket equivalent that holds up identically in Southern California sun for most residential doors. The honest difference is usually $10 to $25. If your Amarr door is still under its panel/section warranty and you want zero finger-pointing, OEM is worth the few extra dollars. If it’s a 12-year-old door, get the good aftermarket stuff and call it done.
One more local note: if you live within five miles of the coast (Venice, Playa del Rey, Long Beach), salt air accelerates rubber breakdown by about 30 to 40 percent compared to inland neighborhoods like Pasadena or Burbank. You’ll replace this strip more often. Nothing’s wrong with your door.
Signs Your Amarr Weather Seal Replacement Is Failing
- Visible daylight under the door when it’s closed. This is the most obvious one. The seal has compressed, torn, or pulled out of its retainer at one end. On uneven LA garage floors – common in neighborhoods like Highland Park and Echo Park where slabs have moved over 70 years of seismic activity – you’ll often see light on one side even when the seal is new. That’s a floor issue more than a seal issue, and we’ll tell you if adding a longer or stepped seal will fix it without touching concrete.
- Water seeping in after rain, even light rain. Los Angeles gets maybe 15 rainy days a year, which is exactly why the seal matters on those days. A flattened or stiff seal wicks water under the panel. If the lag bolts or hinges are already rusting, it’s been going on a while.
- Dust, leaves, or dirt accumulating just inside the door. In Santa Ana wind season, a bad bottom seal turns your garage into a deposition zone. If you sweep on Monday and by Friday there’s a line of grit across the back wall, the seal isn’t seating.
- The rubber feels brittle, cracked, or flattened when you press on it. Rubber that’s lost its memory won’t spring back. This is the classic Southern California failure mode: the sun doesn’t rot the seal, it bakes it until it behaves like plastic. You’ll see crazing – a web of fine surface cracks – before it finally tears.
- Rodent droppings or pest activity in the garage. Mice squeeze through a gap as small as a dime, and rats aren’t far behind. The weather seal is your first line of defense in older LA neighborhoods with alleys, ivy, and fruit trees. A one-inch gap at the corner is an open door.
Replacement Cost & What’s Included
For an Amarr door in Los Angeles, here’s what you’re looking at:
- Weather seal replacement (rubber only): $95 – $185 installed, depending on door width (single vs double), seal profile, and whether we’re replacing just the rubber or the retainer as well
- Retainer replacement (if yours is bent or corroded): add $35 – $70 for a new aluminum channel, cut to length and mounted
- Double-seal upgrades and threshold combos: priced on site, quoted before work starts
That price includes the part, the installation, cleanup of the old seal (which sheds rubber flakes everywhere), and a final test where we close the door and check contact along the full width. If anything else jumps out – worn rollers, a panel that’s dragging – we’ll point it out and quote it separately. Nothing gets added to the invoice you didn’t approve first.
This is a parts-plus-labor job. You’re not paying for surprises. Written price before any work begins, every time. And it’s covered under our 365-Day Done Right Promise: if the seal fails within a year under normal use, we come back and replace it at no charge. Jaylen Ross has been doing this long enough to know that a weather seal that doesn’t seat correctly is going to generate a call-back, so we do it right the first trip.
DIY or Call Us?
Replacing a weather seal is one of the few garage door jobs we’ll honestly tell you is doable on a Saturday morning – with caveats. You’ll need to know your retainer channel width, buy the right profile (T-style vs bead-style), cut it to length with a utility knife, and pull the old one out. Where DIY goes wrong in Los Angeles: picking up a universal seal from a hardware store that doesn’t match the Amarr channel, bending the retainer by pulling at an angle, or getting the door’s auto-reverse settings wrong on an opener test afterward. None of this is dangerous, but none of it is free if you have to buy the part twice.
The genuine safety concern with a bad weather seal isn’t the seal itself – it’s what a sagging, dragging door tells you. If your door is hard to lift manually, that’s not a rubber problem. That’s a spring or cable losing tension, and that is absolutely not a DIY repair. A torsion spring under load can cause serious injury. If the door feels heavy, call us. If it’s just drafty and dusty, you can probably handle the rubber.
Still, most people call us because we show up with the right Amarr seal already on the truck. Tell me what’s wrong, I’ll tell you what it costs – then we fix it. Call (512) 883-4374 and we’ll match the seal to your Amarr door, quote the job over the phone, and the technician will bring the part with them. No second trip, no four-hour window, no invoice that changes at the door.
FAQs
How long does an Amarr weather seal last in Los Angeles?
In Los Angeles, an Amarr weather seal typically lasts 3 to 6 years. Expect the shorter end in sun-exposed west-facing garages, within five miles of the coast, or in neighborhoods with heavy Santa Ana wind and dust. If you’re past year five and seeing visible gaps, it’s time.
Can you repair the existing weather seal instead of replacing it?
No, and we won’t upsell you into something you don’t need either – torn or flattened rubber can’t be glued or patched back to a proper seal. The strip is a wear item, like wiper blades. Replace it and move on.
How long does weather seal replacement take?
The actual swap takes 20 to 40 minutes for a single Amarr door depending on whether the retainer needs replacement too. We schedule it as a quick service call, and you’ll get a live arrival window before the truck shows up.
Do you stock Amarr-compatible weather seals on the truck?
Yes. Our trucks carry T-style, bead-style, and bulb seals in common Amarr dimensions, plus retainer stock for the older channel widths. If your door has an unusual profile, we’ll measure on the first visit and you’ll have the written quote before anything is ordered. We also stock parts for LiftMaster, Chamberlain, and Genie openers if the seal isn’t the only thing that’s worn.
