  • Visible light under the door. When the door is closed and you can see a sliver of daylight along the bottom, the seal has compressed or cracked past the point of doing its job. That gap is also wide enough for roaches, scorpions, and other Los Angeles garage regulars to walk right in.
  • A draft or temperature change near the floor. Garages attached to the house pull in outside air through a failed seal, which means your water heater and any ductwork in the garage are working harder. In January, that’s a cold, damp feeling along the bottom edge; in July, it’s heat radiating off the slab.
